We have recently decided to put our ranch on the market. When we married, we became "The Brady Bunch"... our family became much bigger, with five children between us! We are needing a bigger home, and

Our Home
Our home is in a very convenient location, only 10 minutes from the new Super Walmart in Falcon, Safeway, and the multiple businesses that make up the town of Falcon.
We are in a quiet, pleasant neighborhood, where the neighbors are always friendly and respect the privacy of others. Our streets are well maintained. The most wonderful thing about our location for purposes of my business of teaching riding is that we are in a sort of "aisleway" of mild weather, however. When we have winter and summer storms, at least 90% of the time they pass either to the North or South of us, and we just get to watch them go on by and keep riding! We often get calls from our students and they report severe weather and we look outside and say 'come on over, the weather's fine!'
Our home is a 3 bedroom, two bathroom home. We enjoy our beautiful bathroom off our bedroom, with the large jacuzzi tub and his and her sinks. We put in beautiful matching cabinets at each sink, as well, and a brand new toilet several years ago. Also a few years back replaced some of the existing windows that came with the place with gorgeous double paned windows from Home Depot to cut down on energy costs. We also replaced the carpeting in the guest bathroom and a small area in our larger bathroom with attractive linoleum flooring. Our home is modest, but the open floor plan and other features are quite charming. The entire home except for the bathrooms is taped and textured. We love the opening between the kitchen and living room for entertaining, and the sun room off the living room, which we think would make a marvelous library or additional bedroom for someone with the inclination. We installed a powerful swamp cooler in an enclosed porch area through the wall which keeps the home not only cool, but downright crisp on those 90 and 100 degree days we get in the summer, and is a welcome repreive after coming inside from working horses or riding! The wood fireplace is useful on those cold winter days, and has a blower to send the warm air through the living room.
The Outdoors
We have a huge number of beautiful trees, some mature and some growing, all over the property. The property is also nicely landscaped with a sidewalk all the way around the house and areas all around the house full of gorgeous perennial flowers and bushes. A drip system is installed for trees and flowered areas for ease of watering.
The Garage/RV Parking
The garage is one of my favorite features of this property. This garage is huge, you could park four cars in there if you wanted to...which of course leaves you with a lot of room for a workshop and storage without it ever being cluttered. It is also extremely well constructed and has a great cement pad back behind it that is perfect for parking an RV, a horse trailer, or storing hay if you must keep it outside. The garage also has a 30 Amp hookup for RVs, so it is a wonderful set up for that. We also did the electric work out to the garage and it is set up with a breaker box and ready to have the little bit of "finishing" work done for the electric.
Horse Facilities
The farm is a complete professional equine facility, with a 36 X 36 barn with five stalls, a 12 foot aisleway, two sliding doors at each end of the barn, and a carpeted, lit tack room with a window and door with latch.
The barn has been fitted with electric to code, and includes a motion sensor security light and plenty of safe, covered outlets and a well lit aisleway.
The barn has water year-round, and the frost-free hydrant in the aisleway has never frozen, even with ten below zero temperatures.
The stalls are all matted with 3/4 inch interlocking custom fit mats from Summit Manufacturing, all still under warranty. Two of the stalls have a removeable wall in between them to make a beautiful 12 x 24 foot foaling stall when necessary. Three of the stalls have sliding doors opening into an outdoor run. In addition, there are two run-in sheds next to the barn, one which is 12 x 24, and the other which is 12 x 12 and which has a door and 6 foot wide gate.
The entire acreage is fenced with dog (and child) proof fencing, with a gate to the driveway for privacy and safety. There are three medium sized paddocks (two with run-in sheds) and one very large, beautiful pasture, as well as the outdoor arena area, which is quite large. All areas are fenced with safe horse fencing and there is no barbed wire anywhere on the property. Two paddocks are fenced with wood posts and no-climb. Every enclosure is also set up with hotwire fencing as well, and all gates, run-in sheds, and fences are in working order.
Two dumpsters of manure are removed weekly from the property to keep down flies and maintain the comfort and safety of horses and humans alike.
This property is the perfect set up for someone with several horses who is also willing to take on boarders! You could pay your mortgage with the board from outside horses kept here in addition to your own.
The property was set up with ease of use in mind, because I take care of up to 14 horses here at a time, including up to three stallions, mares with foals, and horses in training. Because I do all of the work myself, everything had to be set up for one person to be able to do everything with as little wasted time and energy as possible.
